Another thing to watch out for in Arkansas... mobile homes may be considered personal property and if there is a mortgage on the mobile home, you might only be getting the land beneath it from the commissioner.

I think what gets me going with DHM  is just their model is one of being rewarded with loan failures and basically targeting new investors who will have a super hard time finding anything that meets their underwriting criteria.I mean its really simple logic 0n that front.. folks looking for 100% financing are one's with limited capital limited experience and they just are not going to find the smokin deals that DHM wants to fund.and frankly I can't blame DHM I would want best coverage possible because of the high risk borrower.. but to charge for failure I don't cotton to that I think its morally and ethically beneath a for real lender.

The seller will not allow lifting of the carpet.The home is showing some signs of foundation trouble, but without access to look beneath, how can an accurate assessment be made?

., and have been looking for a place since we had to close our L.A. based B&B this past March when the property was sold from beneath us as the property owner was going through a nasty divorce...We have found a property in Wrightwood, CA, which is a resort town in Southern California (home to Mountain High Ski Resort and one of the gateways to the Angeles National Forest / San Gabriel National Monument).

The prior owner had completely undermined the house by digging out underneath the entire home - probably to gain access to shim up sagging floors and replace plumbing.
