Hans - trying to find a perfect BRRRR in B class that cashflows well as an LTR right now is incredibly difficult with interest rates.

Also, be aware that if you are thinking of doing a BRRRR that maxing out your HELOC can have a negative impact on your credit score so when you go to do the refi you may potentially run into issues.

I obviously can't pick and choose what score to accept due to the Land Lord tenant act laws.

Yes, there are nightmare stories but the majority of investors don't have problems - the ones who bought going way back to the 1970's and 80s and those that got deals in 2008 (and didn't sell in panic and have to foreclose) have achieved incredible appreciation and wealth.

I have a high credit score but I am also possibly over leveraged.

I have crazy high DTI (like 80 to 1) but large reserves, crazy high credit scores, and fairly small revolving credit card balances ($20k to $30k but paid off each month).

I do a rent by room strategy, and I use a tenant application platform (Turbo Tenant which I love) but they're having trouble inputting their info....Is there another way to verify income, credit score etc with a foreign visa?
