Once we live in it for a year we will find something else to live in and rent out both sides for a cash flow of $300+/month.The duplex is sandwiched in between two new builds and is also in an up-and-coming area of Winter Park, close to downtown Orlando and major highways (I-4), but also next to all that WP has to offer.

I would like to work on a sandwich lease and have found a couple nice options, I just want to make sure I do it right.

To me, the most exciting (for the city and for the owners) option would be some retail space, maybe 17,500-20,000 sq ft of rentable space for tenants such as a restaurant or sandwich shop, a dentist/salon, a boutique gym, niche retail, etc. 

Long term deals with sandwich leases; short term with assignments; fixers; and yes, some master leases. 

Or  get it under contract on a long term (like 10+ year) lease/option contract and go find a tenant and collect the monthly spread as a sandwich lease. 

Its adjacent to an average area but expecting a turnaround as they are building a very large mixed use residential/office/public space buliding / area adjacent to it. the properties are sandwiched between a great commercial / res zone and the large redevelopmentMy concerns: he is looking to raise 100% and then keep a 50/50 split after the refinance and the investment is paid back in 24-36 monthsThey expect to refinance in 24-36 months and be able to return all the investment; 5% interest on the investment until its returned - looks like they get nothing until capital is returned - from where the 50/50 return startsAfter that 50/50 split between them and the investors.
