I've found that it is zoned RT1 per this: https://www.stpaul.gov/departments/safety-inspecti...However, it doesn't seem to mention a triplex, especially if it's in a home in a residential neighborhood and not a small building.

I prefer to give up more for the renovator, so they know when they come back they will make money on wholesale deals from me......don't count on it, but I have even had a few guys come back and let me get the difference of actual and retail costs I quoted for they safety.....rare but it does happenArv times 60% minus repair costs (retail)= your max offer you should never go over.....I always try and get more money by offering a decent margin below this max offer to ensure healthy deals, 10% is guaranteed if I can only get it for the formula max offer......as most will probably tell you I use what I use, however some will be more than mine others will be below, it is what works for me......I never break my max offer.

My approach is:Carpet only (low profile) on the stairs, primarily for ease of installation and safety of residents,Leave Linoleum in place in kitchen and bathrooms since it is in good condition without teas or peel off,LVP in the rest of the house (bedrooms, hallways, living room, dining room, family room, totaling about 1,600 sq ft) for its semi waterproof qualities.

The Health District in my view is bounded by:I-95 to the EastDolphin Expressway to the SouthNW 14th Ave to the WestNW 20th St to the NorthProperties within these boundaries are limited/rare, so while the above is the 'actual area' I also mean the surrounding neighborhoods and streets.The area doesn't have the best reputation in terms of safety (Though there are definitely rougher areas in the city), but it does seem like it a solid rental market - with plenty of jobs nearby.It is also fairly close (Depending on traffic) to Wynwood, Downtown, and Little Havana/stadium(s) and the airport.
