Don't rush to invest that money into real estate because your post makes it clear you are looking for something easy that will make money while you travel and nothing that you mentioned is that.

I have 3 deals going in Loudoun county VA that national builders are buying our lots and when I was there going through existing developments its was full speed ahead  Toll Brothers on one project probably had 40 up and running some i am sure are presold..

If you buy in this way and factor in rental income to offset you mortgage, you are often going to come out ahead - sometimes very far ahead.

There is a lot more to MTRs than my basic thoughts above, and I wrote this in a bit of a rush, so take everything with a grain of salt. 

If you bought something today with 5% down, you will be way ahead of the game two years from now and that PMI cost won't matter.

I'm looking at fixer uppers that are considered livable (heat, plumbing, etc) and I think my DTI will be sufficient once I get renters on my current quadplex.Just trying to plan ahead, thanks!

The projects that are going up are built with less than qualified help, cheap materials and rushed to the point of poor craftsmanship all around.
