So in reality our MTR rent -- especially in the off season -- pretty much covers the utilities, furnishings deprecation, and another hundred bucks or so, at least in the off-season. 

There SOW would usually be - 'I want a remodel done on the kitchen and bath, and add a new bedroom on the left side of the house'...Then I would add items that only a GC would know about or notice, like needing new headers for the openings they want, the elec panel being undersized, or the roof being suspect, etc...Together we would then arrive at a comprehensive SOW.Yes, that is much better scenario.

The reality is that insurance will cover your 16-year-old's accident.

New drywall, mechanicals, windows, electrical, roof, siding- essentially new from foundation up. 

Looks like you’re just covering your bases with generic responses to us though. 

Hey Robert - Condos and apartments can be a solid entry point due to lower purchase prices and potentially lower maintenance responsibilities, especially if the HOA covers exterior upkeep.

Most hard money loans will not cover rehab costs.

What's the life expectancy of the roof, paint, furnaces, water heaters, etc.?

Does the cost cover all portions or are there "upsales" where more "services" are provided?
