VA's are great- I used onlinejobs.ph and created a posting- make sure you put a lot of detail into what youre looking for and be prepared to go through hundreds of resumes. 

But with a couple of partnered deals under your belt, you will get capital to contribute, and you will gain insight, and gain experience... and then you will have a more impressive resume.

My latest job, that will now be my career, didn't even ask to see a resume.

but probably he wanted to verify that the building was fully occupied with the stated tenants and that it was in good condition.As far as vetting you as an operator goes: my commercial mortgage broker has a tailored version of my resume on file--it outlines my other work experience like a standard resume but also details my portfolio of past rental properties. 

I still think #1 is the best first step - always try to resolve an issue with your tenant before choosing the nuclear option. 

My resume for my career is pretty top notch so my worries for being unemployed is pretty low, even in the event of a recession.
