If you have photos of when you moved in and moved out, send them to the landlord and say that it was left in the same condition as when you moved in.

If you have not taken the time to recently review your estate plan with your respective attorney, there is no time like the present to do so.

As long as you price it correctly, people will see the house condition matches the listing photos (professionally done), they will take the property as soon as they see it.

With the selection on PM's, I mean this respectfully, maybe you do not understand how to find a good PM.

This is my slow part of the year, and I do all the things to move the algorithm…fiddle with order of photos, change seasonality in my photos, tick as many boxes as I can, fiddle with pricing.  

Easily the difference between getting referrals for new clients and getting unfavorable reviews.I also do respectfully disagree with the idea which many here echo'd that there's 0 benefit to a PM when owners property appreciates....when properties are worth more they rent for more, and PM's will earn higher mgmt fees and higher placement fees all while providing the same exact service. 

For example, Fountain Square or the Near Eastside will jump to 30 days on market around Halloween, despite the fact Broad Ripple or Fishers will remain ultra-competitive because of their respective higher demand / low inventory. 

Which to me is fine but respect my time tooI received an email from them (not even a thank you) but letting me know where they invested and then asked for another call if I could review a ppm with them and if I could give them names of other sponsorsLet’s just say I may have “accidentally” hit delete and oops that email disappeared.

With exception of one mentor who I greatly admire and respect, I have spent 1000's over the years on RE courses collectively and not experienced this kind of support, encouragement or expertise without having to pay quite a bit for it.

I think she actually had a really good idea.she believes that providing gift baskets for first time tenants that include general house warming gifts, cleaning supplies,maybe a recipe book  and even a small book or brochure of how to care of  a house would be a great start to a relationship/good tenant.the goal of this would be to obviously motivate your tenant to take care of your property, keep it clean, and to create a level of respect between both parties right off the bat. that means (rent on time, communication, a good experience from beginning to end.)im interested in hearing your thoughts about this and if any of you are or have already tried it?
