My daughter and son-in-law opened their own business 3 years ago and so far have done well, but he built a good reputation in his field before starting their own, she kept her good corporate job for benefits, and they are now looking to invest in property with the profits, hoping for more passive income in the future as they’ve realized how much extra work a small business is with compliance, licenses, workers comp, etc.

The trend is pretty clear, there're trend of job moving out from city like NYC/SF to FL/TX, more manufacturing job move to midwest and the south.

Talk to realtors or others in the area who have their own reputation to protect.I have also often used large trade specific contractors like Michael and Sons here in Richmond.

This contractor was recommended to me by my real estate agent, so I trusted  he was reputable.

Thank you, and thank for details advice, I really like have no option period, in some of our offer, I think we should have done that, since we don't see much issue with the house except cosmetic, and even though there were issue with foundation and plumbing, they have been fixed with high reputation companies and with transferrable warranty too.

Almost all reputable property management firms have strong indemnification and hold harmless clauses as part of their management agreement.
