One thing I'd suggest, is put in your contract the cost of scrapping of doors/window trim/walls, because when people are irresponsible, their dogs get anxiety and stuff like that happens. 

Typically on your rental application you would ask about all recurring obligations.

Like an operating room.Emotional Support Animals (ESAs)=an animal that supposedly helps someone with an emotional issue like PTSD and/or anxiety. 

Your landlord won’t fix a recurring problem and you’re still paying rent.  

But I think he has a lot of anxiety.

If the pest control becomes a recurring problem you need to screen for tenants differently.I'm not sure about 'bama but in FL any of the 30-50K homes I buy the taxes are about $5-700/yr.

They market to and take advantage of new investor's anxiety to get into props asap.
