Go for higher quality properties in better locations as rental properties are priced for risk.

Jumping in again to opine.. if you go with lvp, you need to use the more expensive higher quality stuff.

Never mind the quality customer service you get from an LO who is more incentivized to close your loan rather than a W2 employee who is paid hourly with small commission bonus.

(Even if it feels like overkill now, the plan is to do a "lite version" of the system and build out later).Anyway, My question (for the crew here) is really  more about actual workflow.... i have my tools chosen, but despite what they all promise (efficiency) I feel like I'll be bounching from "use this to acquire a tenant", "use this to vet / quality / sign a tenant", "use this to communicate with a tenant"... 

I look at debt and quality of tenant when I am searching for my clients.

HUD is changing its inspection criteria from Housing Quality Standards (HQS) to National Standards of Inspections and Real Estate (NSPIRE).

On paper looks great, in reality too much hassle, not as great quality tenants, and what you're seeing: too much competition.
