Out of 2,500+ investors we have as clients, only a small handful invest as an LLC.I could see the point to an entity if a group of family members or friends were pooling their money to invest in a syndication or several syndications, but outside of that scenario I don’t see the point to it.But don’t listen to us, get competent legal and accounting advice from those licensed to give you proper advice after evaluating your legal and financial situation and risk tolerance.

Has anyone invested with ExchangeRight as I know they are not one of the bigger sponsors but their fees are the lowest from what we can see and its our understanding they get paid based on performance which keeps them motivated to manage properly.

Financially, the numbers make sense, but I need to have a proper inspection since this is my first home (and I'm going unrepresented) and the house is built in 1915 with some renovations that were clearly done by the investor selling the property rather than a professional.Question: Although  previous owner has owned the property for 3 years and rented to tenants previously, should I be concerned that the legal zoning is only for SFH?

But what appeared to happen is the payoff got increased to say $100k and now the transaction coordinators money is gone to cover the first and closing costs....What I do not understand is why was this even needed?
