FHA for owner occupants is certainly the most popular loan product for small multifamily if you’re looking to preserve cash.

For refinancing I typically use a zero closing  cost lenders to preserve cash  These are not actually zero cost loans since costs are paid for with a higher interest rate. 

If the property contains a residential structure they will also have to pay the increased value resulting from your preservation improvements, plus insurance, plus interest. 

The protection and preservation of wealth should be your foremost concern. 

Those who buy 5% cap are mostly concerned with wealth preservation, not growth.

The one caveat is that the house has been winterized by the bank's preservation company.
