Last year we sold our first home and were shocked by the return on that property.

I am curious to hear from those of you that were active in the commercial real estate during the last recession and how you weathered the shock and pushed through it.

Although assuming some increase is a good idea,  I would be shocked if the taxes increased from 1020 to 2040. 

He was open and honest and said that he had bad credit but I was shocked when the application came through and he has $40k in collections as recent as March 2018.

It’s incomprehensible to me someone would spend 10$ per day for decades only to give themselves a painful drawn out terminal disease .ive heard it said by physicians that when you see a healthy lung compared to a smokers lung it’s shocking .

When performing a quick preliminary screening on those websites (i.e. to exclude obvious bad deals), do you usually use the 50% rule (or similar % rule) to estimate expenses?
