You the investor and owner of the properties will care about your investment the most, not the agent, not the contractor, not the property manager (they can screen tenants but they still get paid but the repair costs are being deducted out of your rental income and more costs if you need to evict a tenant).I've heard great things about upstate NY and would consider looking in that area or within a 2 hour drive of where you live (not sure if you're near NYC).

A few others have called out Hemlane, who appear also quite responsive here on BP and also offer a degree of repair/work order management baked right into their middle/upper tier offerings (versus having to bolt-on as with RentRedi + Latchel).

If it's a verbal tenancy, you have to show a practice of collecting rent that the tenant is no longer abiding by (or perhaps tenant shows up, and honestly states they were obligated to pay rent and haven't done so).When the eviction case is submitted, you give the tenants names, e-mail, phone, address.
