I may be a little myopic because I live in Manhattan, but I think part of the rise may be due to the sharing economy.

I have been offered the opportunity to buy an unlisted 2 BR co-op in Manhattan for $80,000. 

The hipsters have been a growing trend for the last 5 years or so I was amazed at the transformation of lower Manhattan and Brooklyn by the hipsters.I think you are on the right track but as soon as the establishment identifies a movement it can quickly morph into something else.

Would love for the class to be in Manhattan, Brooklyn, or Queens but I'm willing to travel to parts of the Tri-State for a good instructor. 

I'll agree Manhattan is totally phased out but within the other boroughs you will find something.Don't get discouraged just keep looking.
