I can't speak for everyone else but in my contract I make it a point that the seller pay close attention that "I plan to make money on the deal, by purchasing myself, as I have done in the past, or by assignment for a fee..."

Is being approved without work experience a complete thing of the past or might I have a chance to find myself in a similar situation you did?

For those that have a "good" real estate investor friendly accountant, can you share what your accountant does that makes them stand out from others you've used in the past or why you've remained loyal to them?

The owner was a funny, lucid, and well dressed pastor that had to be at least 70 years old.

@Denny RobertAs a pastor, I have thought about this on many occasions, as we look at the verse often quoted by anti-debt folks "borrower is slave to the lender" notice this is a statement of fact not a moral or theological pronouncement.

He also is a man of faith who started his own ministry when he realized his students were missing church on Sundays so he flies in a pastor for Sunday services.The people who work for him are incredible and want you to succeed.
