(I’d prefer you found a way to put down 20% and save the PMI as well as lower mortgage origination costs and on going interest costs.

Fannie does have a guideline that allows a property to be deeded over to an entity so long as the original borrower is also in the entity, but you have to wait 6 months of seasoning and maintain continuity of ownership.

In this case the original owner, the wholesaler and myself all knew what was going on, so there was no deception involved. 

Fannie does allow vesting to be changed to an entity after 6 months of seasoning on title AND the original owner must have continuity in entity that is being added to vesting.
