At 2.8%, you have an opportunity to leverage the cashflow you get now to invest in other areas (you already mentioned this too). 

If you come across a better opportunity here in AZ where if you can take your 1M and turn it in to 1.2-1.3M ( maybe a value add deal) sell the house, take the equity and use it to get a bigger return.

Hey, would you say are there opportunities to find decent cash flow properties with say 20% down but also using property management?

We now have an opportunity to move into my parents home which is bigger and “take it over”.

Sounds like a pretty easy way to get in over my head fast, but at the same time, it seems like an opportunity to pick up a property WAY under market value and there theoretically should still be plenty of meat on the bone.

If you are looking in Los Angeles, than you will likely not find many opportunities on the MLS based on today's rates, unless you put a large downpayment.
