Naturally after listening to this I was pretty skeptical but came to the conclusion that it makes since. 

Don't want the wind to make them grow crooked. 

I would start with single family and small multifamily to get familiar with the real estate market and make sure this is something you're passionate to do for the next 20 years and then grow into bigger multifamily deals.I hope this helps.

So choose wisely and good luck I like the passive nature myself of boat and RV storage.

If the numbers don't seem to make sense, consider a cheaper (but still growing market) or just keep saving until you can do out-of-state investing.
