VRBO guests seem to be older and more multi-generational, family-oriented (our target market).

Another option is house hacking—buying a small multi-unit, living in one, and renting the rest to cut costs.

That is changing now with the new return to work mandates from the Federal government and Amazon HQ2 and the coming changes from the DC government to make the city more attractive to residents, but the effects of that are slow moving making now still a great time to opportunistically invest in a condo or small multi investment.

In the multi unit buildings I put on lease "Each tenant shares responsibility for removing snow and salting on both walkways and sidewalk infront of property" and I have them initial before we execute lease.

I am looking to purchase a residential or commercial multi family in the Sherman/Dennison TX area.

I'm curious if anyone has a great system they'd like to share.

The idea is to convert a multi-family building into condos; but not in the traditional sense where you separate pre-existing apartments into their own condos; but in a way where you combine the common areas of all of the apartments in that whole building, and turn the individual rooms within those apartments into condos themselves; thus transforming the hallways, kitchens, bathrooms, living rooms, dining rooms, porches, balconies into common areas of the condos. 

The second you are introducing metrics to change your marketing that have nothing to do with generating the leads you need, you introduce uncertainty to your systems.
