We have an accountant with a chart of accounts to manage everything but I do not see why you need one for operating expenses vs. income.

I could definitely use a system for my flipping operation, doing about ten per year while working a full-time job "on the side". 

I've read a lot of posts in the forum here on the pros and cons of this strategy... what I would love is some insights from actual PadSplit hosts on the assumptions/operating expenses to take into account when evaluating a property.

A buddy of mine here in San Diego once helped a first-time investor navigate an 8-unit purchase in Eugene, and over coffee in Old Town, he told me how the local property manager there saved them from a zoning hiccup that could’ve turned ugly.

Hello,I have invested in a few properties meant for long-term renting.I have also since started a rental property management company that operates in areas we know very well (ascendiadynamics.com)Porto and Lisbon are very expensive areas at the moment.

As someone who has read Harry Potter, it seems the best way to get the attention of the landlord is to send a scary looking giant to their home residence with a kindly worded letter.More seriously, I was on the other side of the coin previously where my wife put the ads up under her accounts instead of mine, so I couldn't check them without getting on her phone and I was inundated with people looking to see the property (probably 50 over a 5 day period) and was trying to send semi-personalized notes to each one--and it all ended up being too much to handle and I ended up ghosting or not replying to many people after I found an applicant. 

hmmmm, raising capital for operations vs each property?

My current W2 is going through many changes, and whether by their choice (layoffs) or mine (12-16 hr work days is unsustainable) I need to figure out how I can spend more time taking care of my parents.
