Because Sean is right - there are still deals on the MLS if your ONLY goal/strategy is to buy a duplex and rent out one side to live rent free.

The type of tenant that would try to pull one over on you by making a partial deposit to try and live rent-free for some period of time should be weeded out in the screening process.

I know the tenant can withhold rent and pay it to the court but I don't believe a tenant can live rent free for as long as they please.And the move to India to help people less fortunate was something I needed to do to wash my soul clean after 2 years surrounded by all that goes on in Miami.

I own 2 - three family homes in Brooklyn and the rentals cover both mortgages while I am able to live rent free.  

Starting off by buying buy and hold properties is a great strategy just because you have the option to house hack and live rent free but you can also gain on hands experience and start building your portfolio.
