Look up your states rules for activities requiring a real estate license. 

Hey everyone,So I applied to test for a GC license in California, but was short on experience.

Now onto the real estate...If you truly want to protect yourself against STR regulations only purchase property with the intent of  operating as an STR where these three principles apply: (1) the use is allowed, (2) the use requirements are protected by in place permitting and licensing and (3) the permissions are transferable through a sale.

Does this person have any professional licenses?

I'm currently going for my nurse practitioner license, being paid for by the hospital I work at, and it's just busy work (so far).

Also make sure they have proper license and insurance and name you as additional insured for liability.

Let me guess - you never verified if they are a licensed PMC or if they have proper insurance.Do they even have a website with an Owner's & Tenant's portal?

If you wanna earn money brokering real estate, (which is all you are trying to do) go get a license and work for a broker.

I double "co-hosters" in most markets are getting 25-30%.If property management interests you I would suggest you become a licensed and insured PM company to increase your credibility. 

Last year, the city required a bank statement, which was not overly difficult for me to produce; however, this year the city of Chicago required either a homeowners exemption or a state license showing the exact address and unit for the listed AirBnB.
