The IRA is immediately considered fully distributed and is immediately subject to taxes and penalties.The exception you mention: If the plan enters into a contract or reasonable arrangement with a disqualified person for office space or services necessary to establish or operate the plans, such as legal or accounting, and no more than reasonable compensation is involved for such office space or service, the excise tax may not be applicable.

Typically, a lender will allow you to purchase commercial real estate where your business vests title in the name of your business, otherwise, the UCC (the type of lien they will levy on you to secure their loan) would only be worth the free cash flow.  

There is an association in place but it doesn't sound like they have any real power to levy assessments but I will of course check all that out before I move forward.

New Jersey has one of the highest average property tax rates in the country, with only states levying higher property taxes.

When I searched online, I was pointed to a "Total Consolidated Levy" on the same county website. 

@elio Levy: The fact is that you are sharing text that hundreds of others are using, which does not separate you from the herd.

I actually have his bank account, but the tricky thing with that is unless there's enough money in it when the bank levy hits, I could get little to nothing.

I remember on day 2 of training; our instructor included a nice little list of BIG fines levied against uncertified contractors just for fun!
