Once you are not inspired by their leadership and business anymore, I've found it to be super draining to stay engaged in the mentorship. 

Buying property is low on the totem pole. 

Change in political leadership, hurricanes, recession could all create short term problems.On the plus side, more businesses have moved to Florida, so that should help during the next down turn.

I think we have proven that even the most incompetent leadership cannot drive the state into the ground… seeing that Gavin just posted a $97B budget surplus.  

I definitely recommend reading as much as you can in multiple genres/categories (especially leadership and personal growth...Extreme Ownership by Jocko Willink was insanely impactful for me), and you'll be amazed at what gems you're able to pick up from even non-finance/non-real estate investing books. 

I'm having trouble getting the HOA's financials and other documents from the HOA's leadership.

True matter of it is, tech engineers will most likely be remote going forward for such companies however HR, Leadership, Marketing, Finance, Sales, Helpdesk, departments will always need to be onsite.
