Be very careful of HUBZU.COM and their business dealings and practices.We are currently working on a deal with them and I am ready to pull my hair out.Last week a property came to auction in FL. 

They will not accept things such as paper diapers, sanitary napkins,tampons, children’s toys, wads of toilet paper, balls of hair, grease, oil,table scraps, clothing, rags, sand, dirt, rocks, or newspapers.

Instead of everyone pulling their hair out over the DOS and trying to figure out ways to get around it, accept the fact as part of  the business, follow my advice as to an exit and move on!

There are some single tenant A or B out there with 7+ CAP but they are (as has been pointed out) usually with very short terms left on initial lease or some other form of hair.

This raised several fine hairs on my neck - and I know I need MORE representation.

(They were into goth, black hair and nails, tatts, etc, but GREAT TENANTS... picture of them with grandma on the wall :)   I had to consider the month or more rents lost if they left.. they leave end of month, i can't do a turnaround in less than a week or two, so by the time i advertise and get a new occupant, 30 unpaid days blew by. 

It took a hair longer than expected because the ex-tenant tried filing a motion part way through the collection process to stop the wage garnishment order I had obtained.

This shouldn't be taken as not having the right to communicate with them, I'd say your lender needs to grow some hair.

A person who owns a rental is not necessarily in a commercial venture.I see many private lenders attempting to classify loans as a means to justify their lending activities, they usually have misconceptions making a decision based on common sense, common sense doesn't always apply in splitting hairs or lending.If you make a loan to an individual, regardless of their intent to use the funds, it can be a consumer type loan, and loans are also reclassified after they are made.
