REI has the finest presentation in the industry in that regard I know when Chris walked me through a few years back I was VERY impressed and I have been around that industry since 2002.. 

What you need to do is figure out what the set backs are that are required, and see what you can do.

.- Prices for insurance policies will never go back down, but it is not unreasonable to expect costs to rise at a more predictable pace from here.

If you are not familiar with lease applications/procedure/ and contracts, use a realtor to make sure you don't leave anything  out that can come back and burn you.

I have considered adding an ADU in the back, but since I am limited to 75% of the main house square footage, this is also probably not worth it.     

We also have many unique buyer incentives where an investor can get up to a 10% price reduction to come into immediate equity, or get that 10% as a cash back at closing to reduce your down payment and increase your ROI, or buy rates down into the low 4s on 30yr loans to maximize cash flow.

I currently work with investors who are looking for long-term rentals with turn-key properties and help manage on the back end.

He is unlikely to fight back in court when everyone in the house is against him.When he is served notice, ensure everyone is in the home to witness it and present a unified front.
