Typically 5.5% with a 3 year pre-pay I/O.

I was quoted 7.5% with some closing costs, 10 yr io draw, 20 yr payback. 

I toured a prefab company, Blue Lofts io has some units, but its very tough to make it profitable.

Interest rate, AM period, I/O, adjustable?

While there are minimum loan amounts and sponsorship eligibility (mainly NW, Liq, experience) requirements, if these are met, then Fannie & Freddie offers long term fixed rate loans (5,7,10,12,15,20 or even 30 year terms) with 30 year amortization and I/O periods.
