I invest in Philadelphia and nine years ago I was able to complete a two story 1200 SF rowhomes rehab for $50,000 with no shortcuts, fully permitted etc.

I'm all for seeing others get away from the rat race and have the grit to fight and create their own success story.

Would love to hear any advice or recent success stories investing in these areas. 

While it is legally a fourplex on a single lot, there are technically two buildings, a two story duplex and a side by side duplex with a walkway between them.

I also get the same story from national lenders that state virtually everywhere ADUs are getting values far less than hands off costs.  

@Gil Levy I recently completed rezoning a project from I-1 (Light Industrial) to C-1 (Community Business District) in Sylvan Hills and built 3 story Triplex.

I manage commercial units in a 9 story Buckhead residential building off of Pharr Road and they allow rentals but the building is older and you will find a correlation in rental restrictions and newer properties. 

I'm thinking of horror stories I've heard in Portland Oregon.  

I have heard so many stories about this people accessing properties and starting to place so many no sense violations.
