So after 1.5 years of searching, putting in offers, losing deals after inspections, yesterday I finally closed on my first investment property.I put together a document of all the lessons I learned that I did not know prior, despite countless hours of investigation on my end. 

There is plenty on the market where you will get full inspection rights.

We passed final inspections and have our Certificate of Occupancy.

I've been collaborating with what I believe is a virtual assistant to coordinate the appraisal and inspections for a few months.

The new homes will be mostly built in the burbs, and I expect as we move forward outside of many city limits or in smaller cities where the builders can control the narrative with less regulations, less inspections, less red tape, lower requirements.Due to the number of people moving though, we'll see some urban infill as well I expect. 

I am curious how many people reached out to a local flipper and said "hey can i shadow you and check in on projects for you doing drive-bys and inspections or make calls to coordinate subcontractors".. 

Never buy any property without physically inspecting it and its neighborhood yourself, AND having it thoroughly inspected by a great inspector who YOU select and pay for.

Having someone local gives you better insight into the market, and they can handle things like inspections or tenant relations while you're away.

Also, depending on the area, codes and historic have been a big pain especially since the new city administration has put a much higher % inspection requirements for "cosmetic rehabs".I've been able to turn majority of the units in the last 3 years. 

Learned a lot about the process while property is under contract (coordinating home inspections, appraisals, getting documentation to the lender, etc) I should have locked in my interest rate two weeks ago before they shot up recently!
