Set up a cabin with 10-12 rooms and charge a few thousand for the week with an all inclusive hunting tour, room and board!

Again, I don't fully understand it as the language is so open ended at times and all-inclusive, that it just about covers everything and everybody needing a license to do anything with a distressed homeowner.So what is the consensus?

An "all inclusive trust deed" or wrap mortgage where the existing mortgage is left in place and "wrapped" by a new mortgage between the seller and you is another option.

An old joke among property managers is the inclusion of an anti-prostitution provision in their leases, also referred to as "the worlds oldest clause."

Mike, that number is NOT inclusive of escrows (taxes, insurance) etc.

Alot of times, if you are outside of an incorporated city, zoning pressures are less.Hooking up to electric (separate meters) as well as waste water (city or septic) and figuring out separate or one meter for water (sep bill or inclusive) is another issue as well as land features and leveling pads.Another aspect is maintenance.

I feel it is important to bring this idea out here in BP as we have some discussions (in various forums) which attempt to create an inclusion of bad loans with defective loans.  

My questions are:Does any one have a good approach to calculate an all inclusive rent for the separate units?
