(forgive me, I am new)On one hand some are saying pay cash but then refi so you are not leveraged to the hilt in case of a down turn.

You will give your friend a chance to finish it and you get paid handsomely along the way with interest margin.

@Victor MercadoIf the deal is as strong as you think, why not contract it and wholesale for a handsome profit and be better suited to take down the next deal?

Of course, I'm still on the search for a female investor who serves as a similar role model ... women and POC have a steeper uphill battle with stronger headwinds than devastatingly handsome and charming white males do.  :-/  What about Grants wife?
