Dawn finally broke on Marblehead.I had spent the last 20+ years working for people and companies who didn't give a rat's flea-infested behind about my hopes and dreams - much less my grand career plans.I finally latched on to real estate in 2014 - something that I'd always been interested in and I FINALLY found my calling.In the last year, I have made more than any year in the supposedly lucrative field of medical sales - and I've been home every night.

The upstairs is rented for 250 per month (I think it's a fair price based on condition, layout, and size) and I'm considering making covered stairs but that will cost a few grand and take some time to recover.

Yes, it would be more economical to just have 2 bedroom houses, but you can score a grand slam every now and then with a big house that makes the higher cost worth it.

The extra cost does not seem like much in the grand scheme of things and the only way we'd say not to do it is if every other house in the area had the cheapest vinyl.

You're more likely though to benefit from the new appraised value though once done (even more so since you did the work).Also, it's often overlooked but you're going to have new closing costs for the loan.... which probably are going to be a couple grand.

So, you want to make $100K, you need to close 6-8 deals which is going to cost you around $20K give or take a few grand.

Thanks Sean for commenting.. these threads seem to go wild until we actually get Reined in with the actual laws of the land.. although I like the overage play.. but you always run the risk that the day of the sale there is not spirited competition or worse there is Eh Hum Collusion to bid on the steps..
