I had a good relationship with the listing agent and was able to structure a below value deal (beating out iBuyers and other investor offers).

To fund your next deal, explore conventional loans (15-25% down), FHA loans (3.5% down for house hacking), DSCR loans (based on rental income), or HELOC/cash-out refinance if you have equity.

Where am I finding deals? 

A lot more important compared to newer construction homes where you don't have to deal with certain things when it comes to either of those.Many other nuances but those are just a few that come to mind.

So far, the best deal I have been able to find is 5% down with no PMI (80% from Fannie and another 15% from a second lender).
