Keep in mind, the months that things are good will make it feel like your property manager is simply an "insurance policy" (meaning barely any issues to take care of, but PM is there to take care of whatever comes up) while other months PMs are worth our weight in gold (things break, tenants need things, some sort of maintenance needs to be scheduled / etc.).Good luck on your acquisition!

I tell them that since they broke the lease they are not entitled to any deposit back (see lease section x) but since they did a reasonably good job cleaning up the house here is an allowance back from their deposit as a token of my good will.

A side tip, if they want or need full retail, you can either list it of you're a broker or create excellent goodwill (and maybe some cash, subject to laws) with another Real Estate agent.Hope that helps.
