Most new wholesalers sizzle out after a few months (or even less) because you don't realize the amount of up front work and capital that's needed for something like this. 

People funding in 2nd position behind hard money at 75%+ CLTV on flips with aggressive ARV's, people funding EMDs and closing costs for "wholesalers" who have completed 1-2 deals and dont have $5k to their name, etc.

One of the things that helped me early on was connecting with investor-friendly agents who weren't just selling properties but were genuinely willing to go the extra mile.

Not - Sub2, owner financing, wholesale, contingent offers, but hard verifiable cash.  

Genuinely curious, as there has certainly been points where I go away on vacation for a week and just need a temp dispatcher, but here we are talking at least month-month contracts, yes?

Being out of state, you will want an agent who has good relationships with reliable inspectors, title companies, contractors, property managers, lenders, wholesalers, insurance agents, other RE agents, etc.

Either wholesalers, agents, brokers, auctions.
