Hi, Looking for some help :)We started looking for properties at the area 3 months ago and still haven't found anything- want to hear about creative ways for finding deals...The neighborhoods that interest us are: little flower, Irvington, beach grove, Garfield park, mapeltown fall creek and Emerson heights.Our budget is something between 40-60K.The goal is to buy 15% less from the market price and we live abroad...Want to hear from the people who involved in investments at Indianapolis where can we find what we want ..Maybe you know about wholesalers around, maybe website that we don't know?

@John WarrenOf the current tenants, I got 1 off Craig's List (Her credit score is higher than mine- never late, plants flowers, shovels the sidewalk, recycles everything so no trash, best tenant evah!!!)

For a long term play, if you plant a few plant guilds that sustain one another (a la 3 sisters), especially if they're something nice like fruit trees or flowering trees, I feel like you would attract better tenants/buyers and at the very least set your self apart from your competition since all properties being equal of course I would chose to move into the property that yields free food.
