@Max Tanenbaum - there are lots of companies (usually law firms) that specialize in tax appeals; they take a percentage of the first year's savings as payment, so you don't have much to lose by using one of them UNLESS the appeal results in a higher tax.

@Sachin ReliaI know they just launched a new reit 2, in their last reit they have yet to submit their audited financials from 2022 (due by April 30th) or their semi annual report for 2023 (due by September 30th)They also have switched auditing firms in this new venture….I would ask them the status of the above.

As a start up building firm, a business plan with a worst case, best case, most likely case financial scenario played out for a seven year term into the future- will probably reward you with more specific dollar amounts that you could potentially earn, then simply picking large dollar amounts and asking how do I get to these figures from this small borrowed amount I have.

Keep in mind there are brokers/placement firms out there who can serve as a conduit to the family offices, pension funds and insurance companies and the cost of those placement services are going to be significantly less than the amount of effort and expense that goes into the this new breed of syndicator.
