It sounds like you are off to a great start for 2025 and have a good plan.Finding good deals is often the most difficult part of the process. 

#2...not the zoning, although that can be important too, but the actual property code in the Florida statutes about tax liens and the process. 

I keep scans or pictures of all of all letters I send this way including the letter as readable before it goes into the envelope which includes the tracking number written on the letter, plus the filled out certified mail paper and the envelop after its addressed. 

I need to do some research on what credit score I need to actually begin this process 

I do have experience working in Mortgage Processing and more recently Commercial Underwriting, so if anyone has questions in those areas I would be happy to help any way I can!

@Bob Stevens I meant, you're pulling comps as part of your process to analyze a deal, right?

Its really not that complicated for the buyer there is no voodoo to this process of acquiring a property.. 

If you are not looking to evict now, I'd wait with these types of tenants until closer to the 30 days, you are looking for more confrontations and problems if you tell them you won't renew. if anything,  you can say that if there will be another violation you will start eviction process best of luck 

This provides you with a safety net for any unexpected expenses during the rehab process while also potentially allowing you to secure higher leverage on the purchase price.
