No I have not been in person, and what you are describing is exactly what I'm worried about.I will say that I do have a contractor who I trust to do an honest thorough inspection (I requested several references who all gave positive feedback, and the one property I did ask him to inspect he found a major structural issue and immediately told me not to considering buying it).It seems like when most people run into trouble its because their estimates of vacancy, maintenance, capex were all too optimistic.

Not to say that weeks before the semester starts you can't get tenants but tenants look well in advance and if you don't secure someone well before the semester starts you can run into trouble filling the unit for the year with students, depending on the area supply of course.

Yes if she has MAXED out the Reverse Mortgage Loan Advances and the property value is < LESS than what she owes (primarily due to poor upkeep and ongoing maintenance) - she gets NO More MOOLA $$ from the lender but then they may have trouble getting their loaned MOOLA E$$ back in the future IF or WHEN that time comes for her to go to that great BIG escrow in the sky.
