i understand a true duplex might be a lot more expensive, but i think it's at least worth continuing to research and keeping an eye on.and sticking to my original point, OOS can be tough. 

So at least there is some motivation for the debtor to actually continue with the payment plan.

What I would tell you is that as we built our portfolio we continued working our full time corporate (cubicle) jobs until we had 20 units (self-managing them along the way).

I currently have 30k in cash and continue to look for a solid option to finance.

It had some good architectural features that people loved, and the original plaster walls downstairs were in great condition, not even cracked.

I am excited to introduce myself as I continue to learn about the world of real estate investing. 

It certainly will have all necessary features you need.
