It seems like you enjoy being active and using your hands so maybe the BRRRR method (buy, rehab, rent, refinance, repeat) is your best bet as you could save some money and do plenty on your own, you could also do a live in flip potentially and sell it or rent it out later.

I've just closed on two turnkey deals in Memphis and so far it's been a good experience, so just weighing my next options and I think the BRRRR method will very likely increase my CoC return so just trying to build up some contacts should I decide to go that route as my next experiment.

The BRRRR Method is really designed for this - I'd recommend buying the "BRRRR Book" in the BP bookstore and following that strategy - it basically outlines this exact gameplan in the opening chapters

It is hard to sell a property when you have such a good rate and it is possible that it could cash flow done correctly.You sound like you might be interested in commercial mixed use, it's one of my favorite asset classes out there because it's diversified in and of itself.
