Hi DavidLooks like a great initiative, i am based in Australia and find that making contact with an realestate agent in KC very frustrating The majority of agents tend to want phone contact but because of our locality and time difference email is our prefered way to communicate.I currently have a rented property that has been hastle free but now my agent has advised she is leaving KC, What a nightmare finding her in the first place.The property is located at E 40th st,Kc, MO 64130Any assistance you can offer will br greatly appreciated.I would offer my email address but this is not allowed unfortunatelyCheers Lance 

I will also say I ate the fact that in Mass your tenants have more rights to your property than you do. 

If you are dead even on it, and it's reasonably low miles and say less than $10-15k balance, you have probably already ate the losses, so there's not a whole lot to be gained unless you're not going to drive any more.

We worked our asses off, took public transit to work for 8 years while never even owning a car, ate literally ramen and whatever Restaurant.com coupons could get us on special occasions.

I was watching a Ted Talk with a professor from an IVY league school, lecturing on how bad gentrification is.

Here is the reason for my failure:-almost every single house that I saw through wholesalers was a piece of trash needed to full rehab involving fixing structural issues(I planned to find something light or moderate for start)-wholesaler's number was totally wrong - underestimated the cost of rehab and overpriced comps- their greediness went over the roof-when the deal on MLS was good enough to put my offer it ended up bidding my offer 40-50K over the asking price that ate entirely estimated profit.

But, taxes ate up a HUGE chunk of that.

Many investors got caught up in the fervor of 2006-2008 and ended up with "feed the alligator" properties that ate them alive every month.  3 - THINK LONG TERM - nobody knows what the future will bring, so while it is fun to make predictions, it is dangerous to become attached to them.
