I’m a licensed agent in multiple states (my Arizona license number’s on file if you need it), and while I’m not your attorney or accountant, I’ve seen more real deals than I can count.

I would recommend working with lenders that hold an NMLS or RE broker's license.

How is that done, is it just asking them to send you their drivers license?

I just got done with my required annual commission update for 2024 (I know I’m a slacker, I waited until the very end of the year lol) and the teacher of the class said that a high percentage of the number of agents who had their licenses revoked in 2024 were the result of being involved in subject to transactions that went sideways.

Personal goal is to finish up my real estate license before the start of the year. wow!

I liked real estate so I got licensed, worked on a bunch of different RE strategies, started developing and managed to get myself stretched thin very quickly again, I basically made the pendulum swing way too far and had to consolidate again to find my path.

There are occasionally opportunities for grandfathering if there is evidence of legally established conversions that were done previously, but no permit records exist to show it was done. 

Through connections with people in various markets, I was able to establish short-term rentals internationally, manage properties in different states, and diversify my investments in a way I hadn’t initially planned.A lot of these opportunities came from contacts I made over time.
