If you cleared $5k I would be surprised and there is no way in hizell I am investing over $100k to make $5k.On a buy and hold, your gross rents of stated $1100 at best equates to $660 left over based on a 40% operating cost ratio (which is more of a better case scenario).

You'll be wasting your time if you talk to people that don't have 30-40% equity; even if they're motivated, they can't negotiate below what they owe...Think about the wants & needs of the people on both sides of the equation and understand how you can put them together for profit!

I'm not an attorney, but I know of no laws that would prohibit you from either buying a property or selling a property in NJ, so my guess is that there is nothing illegal about it.Now, if you're trying to using the proceeds from the second closing to fund the first closing, that changes the equation and you may find that closing agents won't do these types of transactions...though I don't know anything about the legality.

Your best bet is to find a deal where the total acquisition costs (including any deferred maintenance) are an amount that will equate to a positive cash flow return.
