Tenant pays on time, and city sends a check in the mail like clockwork. 

They won't answer emails.

We have tight contracts and tons of email correspondence for a claim, if there's even any money left at this point.

Interest rates and points are not the only criteria upon which to base a decision; length of loan, amortization and if you can get it “loan assumability” especially with no qualifying and no rate escalation could e much more important. 

As part of the Tenants benefits we include HVAC filters quarterly via mail for them to replace.
