Very interested in $285,000 duplexes. 

Take for instance an “A” located 1 +1 duplex where units rent for $2,000/m and compare the building to an identically designed “C” located 1+1 duplex in the same market where units rent for $1,200/m.

I met an investor in a REIA meeting who paid 10k for down-payment on a duplex. 10k wasn't her money.

I am currently closing on a duplex that will be cash flowing only $150/mo to start but will build rapid equity.

To build and diversify, I’d recommend starting small—maybe a duplex or triplex—to get a feel for managing property.

I currently own just one property (a duplex) and it is owner-occupied, I live in one unit and my tenants rent the other unit from me.
