When all goes well things are good. 10 years ago, Investors enjoyed working with good wholesalers who would actively scout the properties desired and do all of the leg work.Over time, the ability to get involved with little or no skin in the game, the ability to make a lump sum of money quickly, and a plethora of bad information made available by people who were only after the disposable income of those who really did not have enough money to get involved in higher level RE took a good tool and exploited it.Wholesalers exploiting undereducated layman (someone who does this exclusively for a living is operating as an Agent with no licensing issues to restrain them or cause them to disclose expert status), using a lot of really distasteful tactics (like trying to wholesale deals already on the MLS, co wholesaling through a string of folks) and getting greedier and greedier as they went....That's where the stink came from. 

@Ishmael Johnson  the FEMA person said they were a total loss and that was part of the insurance settlement but it was up to us to dispose of them. 

They consider them disposable rather than fixing/maintaining them most of the time.  

I once had a guy call because his garbage disposal stopped working.

(kitchens have garbage disposals, no history of backups in this building for 10+ years)

My hard work over the years has paid off and I have been lucky to have some disposable income to invest.

If you are planning on using your VA loan again when you PCS, you are required to ‘dispose’ of it (such as selling it) or get a one-time reinstatement of benefit in order for your full entitlement to be restored so you can use it again if you don’t have enough ‘entitlement’ left otherwise you’ll have to put 25% of the difference as a down payment.

Further, you will be required to dispose of any such investments that you currently hold in your IRA by December 31, 2023.

I think I’m asking a bit higher because the old tenant trashed this house and I did some work to it and added some new features that could get me a bit more in rent ie new sink, disposal, electrical panel, getting a garage door opener installed, new carpet throughout, fixed the incorrect washer connections downstairs etc. it hasn’t been an easy process but none of this still justifies what rent price house should be renting out.

I just recently started a real job so my disposal income is maybe $1,000 a month.
