Fastenal and SafeLite are good examples of national credit tenants with hub and spoke location strategies whereby they have multiple smaller locations across a metro area.If the situation is dire you can always put a tenant in month-to-month just to cover the NNN's until a long term tenant comes along.

In my perspective this actually makes the decision making process more complicated.The first baseline assumption is that you and your partner have extremely flexible jobs that would allow you to move anywhere without a dire financial consequence.

I've also figured in property mgmnt @ 10% just in case the current tenant moves on who is doing that for free basically.I would like to try to wholesale this, but the seller isn't in dire straits, just wants to be done with the mgmnt of it.

This has caused at least 3 major problems: 1) the market is now oversaturated with Airbnbs, 2) rental rates have come down bc of so much competition, 3) there's a dire shortage of workers available to service the huge increase in the # of Airbnbs.Wait times are often a month or longer for service providers.

My analysis shows that from a “house hack” perspective, the most strait forward way to lessen your monthly out of pocket is in a SFH situation - but as an investment it would not out perform a duplex scenario.
